We Buy Houses in Carlotta, CA
Updated October 2026 · Sierra Property Buyers · Humboldt County
Need to sell your house fast in Carlotta? Whether you're dealing with foreclosure, an inherited property, or a house that needs repairs — we can help. We buy houses as-is, with no fees, no commissions, and flexible closing timelines.
Before you decide
A cash sale is not the right answer for every property. If your Carlotta home is in sound condition and you can wait for a conventional buyer, listing usually nets more — and we will tell you when that is the case rather than let you find out afterward.

Carlotta Homes and Van Duzen Valley Land, Bought for Cash
Carlotta is a small unincorporated community on State Route 36, about 6.5 miles southeast of Fortuna and roughly 5 miles east of U.S. 101, where Yager Creek meets the Van Duzen River. It was laid out by lumberman John M. Vance as a summer resort and named for his daughter Carlotta; the post office opened in 1903 on what was then the Overland Stage Route. After World War II two large mills went up nearby, and much of the housing dates from that boom. Today the town sign claims a few hundred residents, Cuddeback School anchors the community, and most people commute to Fortuna and Eureka. Sierra Property Buyers buys Carlotta houses, small ranches and creekside parcels as-is, with a written cash offer within 24 hours.
Why Carlotta Owners Choose a Cash Sale
The river decides a great deal here. Carlotta sits at about 130 feet of elevation in the Van Duzen bottomland, and the National Weather Service gauge upstream at Bridgeville is the one locals watch. At around 21 feet on that gauge water crosses Highway 36 in several places, and at 23 feet the forecast calls for severe flooding that closes the highway east of Carlotta toward Grizzly Creek. Caltrans closed the road for flooding in February 2024 and again in December 2025. A buyer’s lender will order a flood determination, and if the parcel falls in a mapped flood zone the required flood insurance becomes part of the buyer’s monthly cost.
Most Carlotta properties are on private wells and septic systems rather than a city system. A financed buyer usually needs a septic inspection and sometimes a water test, and a failed leach field on a creekside lot with a high winter water table can be expensive to correct. We buy with the system as it is and price any replacement ourselves.
Much of the housing is post-war: modest frame homes built when the mills were running, mobile and manufactured homes on rural lots, and older farmhouses with barns and shops. Owners have added rooms, enclosed porches and built garages over the decades, not always with permits from Humboldt County. Unpermitted square footage is not a reason we decline, but it often is the reason an appraiser or a lender does.
The buyer pool is local. People who want a few acres along the Van Duzen with a short drive to Fortuna exist, but they are not numerous, and many of them need financing. A property with flood exposure, an aging septic system or unpermitted work narrows that pool further, which is when a direct sale makes sense.
Carlotta, Yager Creek and Highway 36
Highway 36 is Carlotta’s main street and its only through route. East of town it follows the north bank of the Van Duzen through some of the most landslide-prone ground in the county, and Caltrans has a curve-improvement project planned about 6 miles east of Carlotta. Closures for slides and high water are a normal part of winter, and buyers from outside the area sometimes need that explained to them.
Cuddeback School, a public K–8 school just off Route 36 and the seat of the Cuddeback Union School District, is one of the reasons families settle here rather than in Fortuna itself. The Carlotta Volunteer Fire Department is the other community landmark most locals name. Neighboring Hydesville sits on the bench to the west, and the lower Van Duzen valley between them is a mix of pasture, small acreage and older homes.
Yager Creek drains a large area of working timberland to the north and joins the Van Duzen just below town. Parcels along the creek and river are attractive in summer and exposed in winter, and the difference between a lot on the terrace and one in the bottom can be the difference between a straightforward sale and one a lender will not touch.
Small Acreage Along the Van Duzen
Many Carlotta sales are not a house on a lot but a house, a shop, a barn and a few acres of pasture or second-growth timber. Residential appraisers struggle with these because the land value, the outbuildings and the house each need their own comparison, and conventional loans often cap how much land value they will count.
We price the parts separately and show you how we did it. If the land has standing timber, a recorded easement for a neighbor’s driveway, or a pasture lease, tell us at the start; each of those changes the number in one direction or the other.
Selling During or After a Wet Winter
Owners sometimes try to time a sale for summer, when the river is low and the road is open. That makes sense for a listing. For a direct sale it matters much less: we can view the property, order title and close in winter, and a closed highway changes the day we visit rather than whether we buy.
If the house took water or mud in a recent storm and has not been repaired, we buy it in that condition. Let us know whether an insurance claim is open, because an open claim affects how the purchase is structured and may lengthen the closing.
You choose the closing date: as few as 7 days with clear title, or later if that suits your move.
