Flag Lot
A flag lot is a parcel shaped like a flag on a pole — most of the buildable land sits behind a neighboring property, connected to the street only by a narrow access strip or shared driveway.
The narrow "pole" portion is often too tight for a standard driveway alone and typically depends on an access easement or shared-use agreement with the adjoining parcel.
Many Placer, El Dorado, and Nevada county jurisdictions permit flag lots as an infill or subdivision tool where street frontage is scarce, but local ordinances often layer on extra setback, fire-access, and turnaround requirements for the pole driveway.
Flag lots can be harder to finance and appraise because comps are thinner and lenders scrutinize the access arrangement closely. A direct buyer who evaluates the parcel case-by-case can move past access-easement complications that stall a traditional listing.
